Good questions

What's a good price per acre?+

It's regional and use-driven: Iowa row-crop ground and Napa vineyard acreage differ by two orders of magnitude. Compare against recent sales of the same use in the same county — your appraiser and the USDA land values survey are the baselines.

Does price per acre decide what I can borrow?+

Indirectly. Lenders work from total appraised value, and the appraiser builds that from comparable per-acre sales. If you're paying well above comps, expect the appraisal — and therefore the loan — to come in below your price.

Should water or plantings change the comparison?+

Absolutely. An acre with deeded water rights or mature plantings isn't the same asset as a dry, bare acre. Per-acre math starts the conversation; the appraisal finishes it.
